Southeast Tennessee
Compared to nearby North Carolina and North Georgia, Southeast Tennessee land prices are still low
and a great value. You want the same mountains, why not pay a lower price? Our Tennessee
properties are located in Meigs, Monroe, and McMinn Counties in East Tennessee, near North
Carolina and North Georgia. All three counties are along the I-75 corridor between Knoxville
and Chattanooga, providing easy access to both. All properties are close to Cherokee National
Forest, the Smoky Mountains, and large lakes created by TVA dams, and the abundant recreational
opportunities that come with them.
All are close or share a boundary with state and/or federal
lands to provide additional recreational area. Some other advantages of the area and Tennessee
in general are no state income tax, cost of living is over 10% below the national average, low
property taxes, no hurricanes- lower homeowner's insurance, a year round average temp 60 degrees,
no impact fees, and extremely low electrical power rates.
North Florida
Although much of Florida has lost its character due to dense population and high traffic, North
Florida has preserved its rustic appeal. Our North Florida properties are located in Levy and
Gilchrist Counties, west of Gainesville and University of Florida, near the Suwannee River.
These areas still have lower property taxes, less traffic, and friendly small communities.
Additionally, much of our land borders state parks and is close to the Suwannee River, so
recreational opportunities are plentiful. If you are tired of hard winters, the costs of the
big city, or the burdens of a state income tax, one of our North Florida parcels may be right
for you.
